This two-bedroom suite on the 21st floor of a high-rise building south of downtown Calgary has seen its first listing plummet. A few weeks later, a new buyer negotiated a $16,400 markdown and closed the deal in July.
“There were a few other units in the building, but ours was a little higher due to its height in the complex, which provided better views,” said agent Joel Gwillim.
“We asked for a little more [money]so it was a bit more difficult because there were cheaper comparable units, but we ended up selling faster than the majority of them.
what they have
This 828 square foot unit boasts a balcony and west facing window walls in the bedrooms and the open concept living and dining room.
There are granite kitchen counters, two-tone cabinetry, and stainless steel appliances. The larger bedroom has a walk-in closet and one of two full bathrooms.
Parking and a storage locker complete the package.
The monthly fee is $592. Leisure facilities, shops and a supermarket are on the lower levels.
“Based on square footage, it’s a bit larger than the other units there,” Gwillim said.
“And with the design and layout of the windows in the living room, the mountain view and view of the Calgary Tower were quite nice.”
The 13-year-old building also houses a high-end gym with inventory sold by a nearby closed business. “They’ve got all the latest equipment installed in their amenity room, which is really special,” Gwillim said.
“It’s pretty much like having a $100 or $200 gym membership just by having this equipment on site that’s free for owners.”
